Agreement
This site is operated by [legal entity name to be confirmed], with its registered office at [registered office to be confirmed]. By using it you agree to these terms. If you do not agree, please do not use the site.
If you use the site on behalf of a company or firm, you confirm that you are authorised to accept these terms for it.
What this service is
This is an enquiry and advisory service concerning Transferable Development Rights in Bengaluru. Enquiries are received privately and reviewed by us.
It is expressly not any of the following:
- It is not a marketplace, an exchange or a listing platform, and it publishes no inventory of certificates.
- It is not an advertisement of any certificate, entitlement or interest in land for sale.
- It is not a brokerage, agency or intermediary service, and nothing here constitutes an offer, an invitation to offer, or a solicitation.
- It is not a legal, valuation, architectural, engineering, accounting or investment advisory service, and no such professional relationship arises from using this site.
Submitting an enquiry creates no engagement
Submitting an enquiry confirms no engagement, transaction or approval. It reserves nothing, blocks nothing and guarantees nothing. No certificate, quantity or opportunity is held, allocated or promised to you by making an enquiry, and no contractual relationship arises from one.
Any professional engagement begins only when its scope and fees have been agreed with you in writing.
Eligibility and your information
You must be at least 18 years old to use this site.
You agree that the information you submit is accurate to the best of your knowledge, that you are entitled to provide it, and that you will not submit anything misleading or anything belonging to another person without their authority. We may decline or discontinue any enquiry at our discretion.
Publication is separate, and is yours to control
A certificate holder's enquiry is never published. Where a holder separately authorises publication, we may display an anonymised card describing the opportunity in general terms, carrying no certificate number, no identity and no document.
That authorisation may be withdrawn at any time. On withdrawal the card ceases to be displayed. Publication of a card is not an advertisement, an offer, or a representation that any entitlement is available, suitable or transferable.
Fees
Information on this site is free to access. Where professional work is undertaken, its scope and fees are quoted and confirmed in writing before the work begins. We do not publish a price list, because scope varies with the route, the stage and the record work involved.
Acceptable use
You agree not to:
- submit automated, bulk or fraudulent enquiries;
- scrape, harvest, index or systematically extract content from the site other than by ordinary search engine crawling;
- attempt to gain access to any administrative area, account or data that is not yours;
- interfere with the operation or security of the site; or
- use the site or its content for any unlawful purpose, or to build a competing database.
Intellectual property

Matters outside our control
Eligibility, quantity, transfer and utilisation are determined by the competent planning authority in each case. Nothing on this site is, or substitutes for, that determination.
Timelines, requirements and outcomes in any authority process are case-specific and are not within our control. We make no representation about them.
Liability
The site and its content are provided on an “as is” basis. To the fullest extent permitted by law we exclude all warranties, express or implied, including as to accuracy, completeness, fitness for a particular purpose and uninterrupted availability.
To the fullest extent permitted by law, we are not liable for any indirect, incidental, special or consequential loss, or for loss of profit, revenue, opportunity, goodwill or data, however arising from your use of this site or reliance on its content.
Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited, including liability for fraud.
Indemnity
You agree to indemnify us against claims, losses and reasonable costs arising from your breach of these terms, from information you submit, or from your unlawful use of the site.
Suspension and changes
We may suspend, withdraw or change any part of the site, and may decline access, without notice.
We may amend these terms. The date at the top of this page tells you when they were last substantively revised, and continuing to use the site after a change means you accept the amended terms.
Governing law
These terms are governed by the laws of India. The courts at Bengaluru, Karnataka have exclusive jurisdiction over any dispute arising from them or from your use of this site.
