Everything on this site — the explanatory pages, the glossary, the unit conversions, the diagrams, the worked examples and the service descriptions — is general information about how Transferable Development Rights work in Bengaluru. It is written to orient you before a conversation.
It is not legal, valuation, architectural, engineering, planning, tax or investment advice, and it is not tailored to any particular site, certificate, project or person. Using this site creates no professional or advisory relationship.
The authority decides, not this site
Eligibility, quantity, transfer and utilisation are determined by the competent planning authority in each case. Nothing on this site is, or substitutes for, that determination.
Whether any entitlement exists, how much of it exists, whether it may be transferred, and whether it may be used on any particular receiving site, are all matters for the competent authority applying the rules in force at the relevant time.
What we do not represent
- That any certificate, entitlement or quantity is available, valid, transferable or suitable for your project.
- That additional floor area may lawfully be used on any particular site. Transfer and utilisation are separate processes with separate requirements, and completing one says nothing about the other.
- That any process will be completed, or completed within any period. No timeline on this site is a commitment.
- That any figure is a price. A reference value is not a confirmed market price, and any percentage-based quotation requires its basis to be stated.
- That the original figure on a certificate is still available. Previous transfers or utilisation reduce the balance.
Accuracy, and the passage of time
Planning rules, authority practice and published values change. Content that was accurate when written may cease to be accurate without this site being updated. Descriptions of planning authorities and their scope are general orientation summaries written by us, not quotations from those authorities, and jurisdiction over a specific site must be confirmed with the authority concerned.
We make no warranty that the content is accurate, complete or current.
